    The Business Model for a Club that Owns it's Own Fields

    Looking over Andro's financials made me wonder ...

    How exactly do you remain financially viable while owning your own facility?

    I figured I'd have a look at how the Dallas Texans do it.

    I ran into a problem when I searched for them in the non-profit organizations databases. I found their 990 forms for 2005 and before under "Dallas Texans Soccer Club". But there was nothing later than that. Of course they opened their Ross Stewart Soccer Complex in 2007, so that's where their financials should get interesting ...

    Anyway, I finally figured out what happened ... in 2005, they were a little sneaky and changed their name to the less conspicuous "Club Soccer, Inc".

    Now the interesting thing is that while the club doesn't appear to have a giant loan a la andromeda, they pay about $900K in "field rental and maintainance". Now, that's an order of magnitude bigger than field rentals they paid in previous years. So, I'm guessing this is basically the loan repayment and there's another LLC that actually owns Ross Stewart Field. I'm not sure why they would do it that way ...

    Anyway, bottom line is that for the one year we know about, the Texans lost money. The big difference between the Texans and Andro is that their fixed costs are a lot less than their income (I'm guessing their membership fees are quite a bit higher than Andro's). Furthermore, it looks like they could pare back their spending and get back into the black fairly easily.

    Not sure those documents are for the whole complex. One of those documents references size at 1.6 acres. I'm not a great judge of land size, but I'd guess it's at least 12-15 acres if not close to 20. 1 full size soccer field is roughly 1.5 acres...

    I guess my point is we're having lots of legal documents linked, but not sure they tell the whole story. Maybe the $350k purchase was a good deal, but maybe it was just part of the purchase.

    Did the Texans have improvements? Andro's would include the value of the club house, the lighting and sprinkler systems already in place...

    OK so according to the plat, the $350K is just for the 1.6 acres on which the clubhouse is being built.

    The plat also indicates that the land on which the kids play soccer is owned by the city of Farmers Branch.

    So connecting the dots, it would seem that the Texans own their clubhouse and are leasing the rest of the land from the city. I wonder if there's some public record of that?

    In a development that will add a unique amenity to the burgeoning west side of the City, the Dallas Texans Soccer Club has announced that it will build its new home in Farmers Branch.

    City officials said that the Texans, one of the most successful select soccer organizations in the country, will build and maintain the new six field soccer complex on 18.5 acres, leased from the City for 20 years, near Luna and Valley View.

    “We have worked very successfully with Farmers Branch for a number of years in producing major soccer tournaments and clinics on the City’s fields,” said Hassan Nazari, Executive Director of the Dallas Texans. “We look forward to expanding our cooperation with Farmers Branch through this project.”

    Farmers Branch Mayor Bob Phelps said the new home of the Dallas Texans will only increase economic opportunities in the City.
    The Dallas Texans expect to begin construction in early 2007 and have their new complex open for play by late summer.

    That is all? I thought it was more like 4 to 5 k a season for a total of 8 to 9 k a year. 2600 is a bargain.

    Solar's baseline fee, not including tournaments, uniforms, travel, etc., is closer to $2300, U11-U14. Obviously a team that travels a lot would have a higher built-in expense, but that is not the baseline, contracted fee prior to ADDons.

    Texans is $2600 base. All things considered, a full season at Texans, say for a U13 team that travels minimally, is about $3200, not including uniform.

    Solar Red was $2050 last year plus $350 for the uniform and that included 7 tournaments! this year my BB played for Dallas Texans South and I think it was $2200 plus $375 for the uni's including i think 2-3 tourneys? Suspect

    I think the only club that actually owns there land is STING on the girls side.
